A 320 m² brasserie in Antalya Konyaaltı was burning $1,400/month on summer cooling. Three targeted interventions cut consumption by 32%, saving $620 per month. Here is the system design.

VRV System and Smart Thermostat

Old split AC units were replaced with a Daikin VRV IV system. One outdoor unit feeds 8 indoor units; service area and kitchen are zoned separately. Service zone holds 22°C, kitchen 19°C — the old system tried to maintain 21°C everywhere and ran at max load because of kitchen heat gain.

A Honeywell T9 smart thermostat combines geofencing with room sensors. Before 9 AM it stays in standby; first staff arrival triggers auto-start. After 2 AM it ramps up to 26°C to coast through the night.

Blind Automation and ERV

South-facing 14 m glass facade received Somfy motorized blinds. A lux sensor closes them above 35,000 lux — between noon and 3 PM solar heat gain dropped 40%. Investment $950, payback 1.5 seasons.

For energy recovery ventilation, a Mitsubishi Lossnay was chosen. It recovers 75% of exhausted cooled air to pre-cool incoming fresh air. Demand-controlled ventilation: a CO2 sensor ramps fan speed above 800 ppm and idles during empty hours.

Maintenance and Filter Discipline

  • Monthly filter cleaning — a clogged filter cuts efficiency 15-25%
  • Quarterly condenser wash — Mediterranean dust and salt buildup
  • Annual refrigerant pressure check — an R32 leak means 10% capacity loss

The thMenu QR menu added a temperature-aware banner showing guests "indoor 22°C"; cooling complaints dropped 60%.

FAQ

How many seasons until a VRV pays back? For 320 m², ~$13,000 invested with $1,900/season savings means 6-7 years gross, but including tax depreciation and old-system maintenance costs the effective payback is 4-5 years.

Is a smart thermostat alone enough? On old split systems it saves 8-12% — without VRV the impact is limited. Together they compound.

How much ceiling clearance does an ERV need? The Konyaaltı site had 60 cm above the suspended ceiling, which was enough. As a rule of thumb 40 cm is the minimum; below that, choose a fan-coil unit instead.
